Our Process

How does the process of building your dream home work?

Introduction Meeting

We meet to introduce ourselves and discuss a variety of subjects such as location/lot, what you are seeking in your home/amenities, timeline/schedule, design/plans and most importantly your desired budget.

Visiting your Lot

If you own a lot we will want to see it, we discuss things such as utility requirements, setback/access requirements, topography, stormwater/drainage management, tree and/or vegetation removal, or any other lot condition which may be specific to your lot.

Developing the Plans

At this stage we enter into the design phases of your home. 

  • This can be done one of three ways: first, you can bring your plans from a third-party designer/architect and we can work from those.
  • Second, we can provide design services.
  • Finally, is a hybrid approach, where we take plans developed by a third party and we make revisions/changes around your desires and/or budget.

Estimating, specifications, and Contract

Once the plans have progressed far enough, we enter into estimating and we provide a price, complete with a written list of specifications detailing the scope of work.

  • The specifications/scope of work is generally a 10-page document. It lists all allowances and assumptions made in preparing the price.
  • The specifications list the materials to be used and it is complete breakdown of your home.
  • Finally, listed is an overview of the payment terms and schedule.
  • If everything is mutually acceptable, we enter into a contractual agreement.

Permitting and Loan Closing

After contract signing, we enter into the phase of permitting and appraisal/construction loan closing.

  • The plans are finalized, complete with details and sections.
  • The plans, contract and specifications are presented to your lender for appraisal. Afterwards you will close on your construction loan.
  • Concurrently, we apply for zoning, building and septic permits.

Construction Begins

We say the hardest part about building a home is the planning, design, and estimating steps required before construction begins. The actual construction phase is a breeze. 

  • The construction time frame varies from home to home, but generally requires 6-10 months.
  • We will provide a tentative schedule when we start your home and we will provide a firm completion date once the cabinets are set.
  • We will work with you throughout the process to ensure your move in date is obtained.

Move in and warranty 

The day has arrived and you’re in your new home!

  • We provide a comprehensive walkthrough where we discuss all of the features in your new home, how to take care of it, and review any items which may be backordered or in need of repair.
  • The final phase in our process is the warranty, which covers your home for a period of 1 year. (excluding manufactures warranties)
